Seller psychology is weird.

Lots of sellers are still emotionally anchored to prices from a different market.

Prices that don't work anymore, because interest rates are too high and expenses are too high and rents are just ... stagnant.

That's where creative financing wins.

If you know how to negotiate it, you can often pay more than a cash buyer, solve a seller's real problem, and still create a great deal for yourself.

But none of that works if you don't know how to have the conversation.
