Joe Earls has been investing in rental property since 2007. "I got started in Investing by paying cash for properties. After we ran out of cash, we started using traditional funding. After we ran out of cash and credit, we were stuck! We then started implementing creative financing and lease options to acquire properties."
Though Joe's investing strategies run the gamut, it's the creative ones he's going to talk about at Thursday's main meeting -- specifically the lease option.

- How anyone can profit from real estate without having large amounts of capital

He also said he's going to describe what he calls "the circle of real estate wealth" -- which shows where each strategy should fit. "A lot of people want to start by pursuing passive income, when in reality they should start with earned income… wholesaling, flipping and lease options."
And he'll cover what he calls the "3 P's of every transaction": the people, the paper and the property. That's the order in which he approaches a potential deal. People first, property last. He says most people focus on the property first, ignore the paper (underlying debt) and don't figure out how to best help the people, the sellers. "I always look at the person first and how I can help them out of their situation. I use all the data they tell me and all the strategies that I know to figure out the best way to help them."
Joe says he's going to present two example deals interactively with the audience -- he'll give the numbers and ask them if they would do the deal.
