Saturday, March 24, 2018

Undisclosed: For active members only

You'll learn a lot in Thursday's main meeting on reaching toward financial freedom with rental property. But there's only so much that our three panelists can convey in an hour-and-a-half. If you want to learn more about what they have to say on landlording -- and they have a LOT to say -- you'll want to attend this day-long seminar.

Workshop: Make More Money With Rentals

Mike Butler, Erik Hitzelberger and Clay Smith will have time to dive deep into the nuts-and-bolts topics of property management that they won't have time to cover Thursday night. They'll describe the best ways to work with tenants. They'll give you actionable tips you can use to save time and money here in Kentucky. They'll explain how they've implemented streamlined systems in their businesses, and how you can too. They'll talk about how you can get that first rental property under your belt -- or your next 10. They'll talk about rehabbing for rentals as opposed to rehabbing for retail flips. They'll talk about how you can turbo-charge your profits by owning rental property in your IRA!

But most important, they'll have time to answer your questions! Whatever challenge you're dealing with in landlording, at whatever level, we're willing to bet that they've seen it, they've dealt with it, and they have advice that will help you skate past it. These guys know their stuff!

Mike Butler wrote the book, literally, on landlording (see the bestseller Landlording on Autopilot), maintains an impressive portfolio of rentals and runs a tenant-placement service. Mike is also a noted authority on creative financing, so if you're looking to acquire rentals with little money down (or even no money down), you should listen to him. A retired Louisville police officer, Mike says he started building his portfolio while working full-time as an undercover detective -- and he has never approached a bank in order to buy rental property. Mike is a national real estate coach, speaker, and a past President of KREIA.

Erik Hitzelberger owns the largest turnkey rental business in Kentuckiana, rehabbing dozens of houses each year. He places good long-term tenants in those rentals, then sells the houses to passive investors, AND stays on as the property manager.  It's safe to say Erik knows his way around a rental rehab and how to deal with tenants!  If you're looking to turn a house into an ideal rental -- using the most durable and cost-effective materials -- Erik is a good person to ask. Erik is also a real estate coach and KREIA's current Vice President.

Clay Smith owns a property management business, oversees a growing rental portfolio of his own, and also runs a contracting business that helps house flippers and other landlords with window replacements, gutters and new roofs. And he works a full-time job. Don't think you have enough time to get into rental property? Talk to this guy!  Clay also serves on KREIA's board of directors.
