In the meantime, we’re rooting for you to find your own best deals. Remember, you need to actively seek out great deals -- or any deals, for that matter -- because rarely do they just fall into your lap.
Here’s your Public Service Announcement on finding great deals....
- Network, network, network -- make sure other investors know you and what you are looking for.
- Make friends with local wholesalers and get your name on their buyers lists.
- Keep up with your email and evaluate possible leads that get mailed to you ASAP.
- If your marketing materials request potential sellers to call you, make sure to answer your phone.
- Study up on creative finance techniques, because your biggest ROI (return on investment) will probably come from deals where you have the least amount of your own cash invested.
- Incorporate “Driving for Dollars” into your daily routine. That is, look for distressed houses while going about your daily drive, and maybe alter your routes so that you see a wider variety of prospects. Write down the addresses of houses you see that have high grass, overstuffed mailboxes, drooping shutters, missing shingles, busted garage doors, boarded-up windows, etc. In other words, houses that show the owners cannot afford to keep up with maintenance. Then look up contact info for the owners and let them know you buy houses.
- More deals happen in the follow-up than during first contact.
- Be a problem-solver. Actively listen to potential sellers to find out what their problems and pain points are, then structure your offers to cure as many of those pains as possible. Often the best offers aren’t the ones throwing the most cash.
- Be proactive and persistent. As probate/wholesaling expert Sharon Vornholt likes to say to those who market by sending out letters and postcards, you get most of your deals after the 7th mailing.
