In the Benefits Update portion of this bulletin, National REIA takes a look at affiliates Arcana Insurance Services and REIPro. Arcana offers insurance products specifically designed for real estate investors and tenants. In this Zoom call, NREIA invited Brendan Lewis from Accruit  to talk about "the Future of 1031 Exchanges."

There were also legislative and COVID-19 updates for real estate investors, along with a national market update.

Charles Tassell, NREIA's COO and Director of Legislative Affairs, looked at economic indicators, home ownership stats, and foreclosures. He also gave an update on what's going on in government regarding real estate. And he offered up lessons from the 2020 elections and explained why gridlock is good for investors.

Ryan Solomon of Get Covered talked about the benefits of requiring tenants to purchase renter's insurance. He also touched on guaranteed rent policies, small business insurance and security deposit replacement programs.

During lunch hour on election day, Jordan Pohn of SurePoint Equity called upon his background in economics and lending to forecast what investors may see in 2021 -- taking into account the uncertainties surrounding COVID-19, the election, what's going on in the stock market, and the undersupply of housing in Louisville.

This meeting features lots of lively discussion between Jordan and event host Ed Gibson and with the room full of KREIA investors.

Near the end of the video, Jordan shares a tip showing how new investors can build a paid-off portfolio of 10 rental houses, starting with only $5,000!

On June 2, KREIA Vice President John Jones took us on a virtual tour and shared the numbers from a Windsor Forest house he purchased and rehabbed just as the COVID-19 shutdowns were starting.

National REIA has posted to YouTube the replay of the Friday, Sept. 6, emergency Zoom call on the COVID-19" target="_blank" rel="noopener noreferrer">CDC's Eviction Moratorium. Watch it above.

NREIA is also calling upon its members — you and me and other housing providers — to use our voices as voters to oppose this moratorium. They've given us an online form to use.

Also, NREIA has shared with us a graphic from the National Apartment Association that breaks down every dollar of rent. You can use this graphic to help show others, who are under the misconception that investors are sitting untouchable on piles of cash during the COVID crisis, that housing providers cannot continue operating in the absence of rent payments.

Rob Bergeron interviews Jacqueline Smith, a Southern Indiana real estate investor who has hit the ground running. Jacqueline describes how she and her husband house-hacked a live-in flip and also talks about: buying a foreclosure from Hubzu; BRRRR-ing and refinancing; drive-by appraisals during COVID-19; and Instagram resources for investors.
