This project has been a blend of many different strategies and not one that you get to see or do often. The combination of a tear-down, new construction building that will be an owner-operated Short-term Rental has been a unique and challenging project to bring to life. It would not have been possible without established relationships with off-market wholesalers, private money lenders, experienced contractors, and commercial lenders.
It's an infill project on a C-1 zoning lot.
Any surprises?
Any time you tear down a 100-year-old house and try to build back on a similar footprint, there are hurdles that you run into — especially with permitting, feasibility, and cost! Building new construction in tight quarters on a narrow 30-foot lot is also challenging. I look forward to sharing more about the wins and lessons learned from the project as a whole.
This 3,300-square-foot short-term rental will bring a unique experience to large groups touring Louisville in one of the most attractive corridors in town.

There is minimal street parking along the front of the house. But you can find street parking spots on the adjacent side streets. The rear parking pad will be reserved for me and my team.
