Understanding How to Analyze a Real Estate Deal
If you're new to real estate investing, one of the most important skills you can develop is learning how to evaluate whether a deal actually makes sense.
In this session of the KREIA New Investor Focus Group, we will take a practical look at the numbers behind real estate investing and walk through how investors analyze potential opportunities.
This session will focus on the basic financial framework investors use to decide whether a property is worth pursuing. Instead of complex spreadsheets or formulas, we will focus on understanding the key numbers and the thought process that experienced investors use when evaluating deals.
In this session we will cover:
- The core numbers investors look at when evaluating a property
- How to estimate repair costs and other expenses
- Understanding purchase price vs. after repair value (ARV)
- Common mistakes new investors make when analyzing deals
- A simple framework you can use to begin evaluating deals yourself
We will also walk through a sample deal together and discuss how investors think through the risks and potential profit of a project.
This focus group is designed specifically for newer investors who want a supportive environment to learn, ask questions, and build confidence in the fundamentals of real estate investing.
No prior experience is required.
