What is creative financing? It's what traditional financing isn't — it's NOT going to a bank to put 20% down on a rental house.
Creative financing includes a number of bank-less strategies, among them:
- Seller financing (aka seller carryback) — having sellers "be the bank" themselves and sell you their houses on payments
- Subject-to, in which investors step in and take over making a seller's mortgage payments
- Investing using your IRA
- Lease options
