If you've heard that piece of advice before in your journey, you've probably been hanging out with investors – or you've read Rich Dad Poor Dad by Robert Kiyosaki.
This month at KREIA, the focus is very much on "how much you keep."
On Thursday, Feb. 26, we’re holding our "Big Beautiful Tax Savings" main meeting, featuring two accountants who have deep experience with the needs of real estate investors: CPAs Mike Grinnan, Tony Morales, and Christopher Nuttle.
They're going to dive into ways to help real estate investor save more of what you make. Also, they're going to help interpret President Trump's "One Big Beautiful Bill Act," especially as it relates to real estate investors.
Some high points of the bill:
- Tax cuts from the 2017 Tax Cuts and Jobs Act are to be made permanent
- A cap increase on local, state, and property tax deductions
- Exemption of tax on qualified overtime
- No tax on tips for certain workers
- A tax deduction for seniors: $6,000 for people over 65 with income below $75,000
- An increase in the child tax credit
- An increase on standard deduction to $15,750 for individuals and $31,500 for joint filing
- Expansion of tax-exempt expenses related to 529 educational plans

Meet Mike Grinnan
Mike has been an accountant for more than 43 years and a Certified Public Accountant (CPA) for about 40. Mike said he has always been interested in real estate investing, "but my passion is, obviously, accounting. So, I'm really fortunate to work with a lot of real estate investors."
Mike's profession gives him a first-hand look into how people make their living flipping or renting out houses, so he's a good person to answer your "taxing" questions.

Meet Tony Morales
Tony, hailing from Florida, is a CPA with more than 15 years of experience in public accounting. "I have served countless high net-worth clients across a wide variety of industries in private, corporate, partnership, LLC and fiduciary capacities."

EARLY MEETING: The topic is "Decoding DSCR Programs: Structure, Strategy, & Lender Differences." John Bickel John Bickel built and launched MM Lending's DSCR program, and he joins us to share the pros and cons of using DSCR loans, how programs can differ from lender to lender, what questions you should be asking, and how to strategize accordingly. (He can also explain how you can flip houses and BRRRR into rental properties using very little of your own money.)
