We asked Sharon for some advance intel, and she said...
"It’s a Duplex. The upper unit will serve as a longterm rental. It’s a 2/1. My company’s office will be downstairs. I am owner-financing – hopefully by April I will have the DSCR in place. The building was built in 1910 and has been empty or under-utilized for about 10 years. The owner purchased it to demolish it, so he could build a shopping center. I originally looked at the property for one of my clients, who decided not to purchase. Like so many of the great properties I see, I fail in love with it. So I negotiated an owner-financing deal. I couldn’t get a traditional loan on it because it needed so much work, and I could not get hard money because they don’t finance owner-occupied properties. After about 6 months of frustration and sleepless nights, the owner and I came to terms we both liked, and $80k later, here we are."
