You can find deals buying houses at auction. You can also quickly find yourself in over your hand and chained to a money pit!
If you're new to bidding on investment properties, it pays to listen to local guides who have been on the scene for years.
At August's main meeting, you'll get advice from three of them! Join us on August 27 and learn from Frank Miller, Greg Shell, and George Foree.
>> Frank Miller is a licensed auctioneer and broker, a prolific wholesaler, and a house rehabber. He's done around 1,000 deals since he began investing in the early 2000s. Many of those deals came from auctions.
With Believe Investment Group, he and his wife, Tommi, now mentor other investors, giving them the training to do their own wholesale deals and flips, and also how to generate wealth by buying rental properties.
Frank is a KREIA Past President (2015-2017), a recipient of KREIA's Ed Melton Award, and the first recipient of KREIA's Henry Schildknecht Lifetime Achievement Award. Frank hosts at least one KREIA L.O.T.S. event (Learning On The Site) a year, so you've probably walked through at least one of his auction house makeovers.
Frank said he's going to talk about:

>> Greg Shell started buying property in Georgia when he was an Army Ranger. When he left the service and moved to Louisville almost 25 years ago, Greg did not sell his Georgia investments – he traded up using a 1031 exchange.
Greg is now an active house rehabber and landlord. Also, he and his wife, Cindy, also make loans to investors as private money lenders.

>> George Foree, who pressed out appliance parts for 30 years at General Electric, said that getting into real estate meant that he would not only survive but thrive when it came time to retire.
But even in retirement George stays busy, finding wholesale deals at the Jefferson County Commissioner's Sale. (Ask him about the time he bought half a house — the back of the house was missing! — and still turned a profit.)
George, who's also a longtime KREIA board member, says that real estate has given him the freedom to do what he wants, when he wants.
George said he's going to talk about:
- "How to make money at the Commissioner's Sale, without winning the bid."
- And he's going to cover right of redemption and overages too.
