In the gap between short-term rentals like Airbnb (under 30 days) and traditional rentals is mid-term, where residents stay for months at a time. For March's main meeting, you'll hear from four mid-term rental experts: Angie Chambers, Angie Tonini-Rogers, Renee Buster and Wendy Kays.
If you do Airbnbs and are looking for more stability, reduced turnover and less red tape, mid-term rentals may be for you! Or if you're a traditional landlord looking for higher cash flow, you might want to take a look at the extended stay option.
For our March main meeting, we're going to dive into mid-term rentals with a panel of local investors who are making mid-term work for them. Get their take on how to furnish, manage, and profit from mid-term rentals!
They’re going to cover:
- Pros/cons of mid-term rentals vs. short-term and long-term rentals
- How to use Furnished Finders to find travel nurses, screen tenants, and set up payment
- How to recruit from corporations
- Things to consider when purchasing a mid-term rental property: size, location, security, parking, pets, and more
- Passive vs. active income
- And more!
Meet Angie Chambers
Angie Chambers is a realtor with eXp REALTY, owns a home staging business, and is a real estate investor. Angie and her husband, Drew, have been fixing and flipping single-family homes for about 5 years, have 4 long-term rentals, and just launched their first mid-term rental in April of 2023. They have been members of KREIA since 2021 and began networking with investors through local meetups. They have 2 daughters, Lauren (24) and Katie (19), and 2 pugs.
After 20 years as an elementary school teacher, Angie left her teaching profession at the end of the 2023 school year to focus on their real estate business full time. She manages their rental properties, including the mid-term rental, and is very hands-on with managing their flip projects. Her eye for design and decorating led to her staging her own flips, which began to get the attention of other investors and realtors who started requesting her staging service. Her staging service has grown into a stable business and continues to grow. She has worked with over a dozen KREIA members on flip design consulting, staging, buying and selling. Angie plans to launch another mid-term rental in 2024 and is always looking for unique real estate investing ideas.
Meet Angie Tonini-Rogers
Angie Tonini-Rogers is a Realtor, a Registered nurse (18 years), a wife, a "boy mom," and a podcaster.
In 2020 "I launched my Podcast, Wholly Made Life, which helps women claim courageous action in restoring faith & fulfillment in motherhood, mission, & mindset."
She says that as a Realtor "I help first-time home & relocation buyers create lasting lifetime memories in their Kentucky dream homes, by slaying the competition with win-win strategies for all parties." And "I teach professionals to create wealth & legacy through real estate investments with mid-term rentals (travel nurses), earning double to triple long-term rental rates."
Meet Renee Buster
"It may sound hokey," Renee says, "but the CashFlow game nights made a huge impact on this single mom with MS. While absorbing tons of knowledge and inspiration through my total immersion in the real estate industry for 17 years, I had heard enough horror stories to make me run the other way until the Covid 19 pandemic turned the world upside-down."
"CashFlow helped me to better understand real estate math and practice running through scenarios with other players (investors). My family's investments will allow me to travel a little and will help ease the economic burden of my condition for my family. Renaissance festivals are a happy place. One of my childhood dream jobs was to be a professional wrestler, another to be an attorney and yet another to be a country music star."
Renee is a paralegal with Borders & Borders and runs her own Business, My REI Secret Weapon, in which she does next-level skip tracing for investors, and also acts as a registered agent.
Meet Wendy Kays
Wendy Kays is the VP of Operations for MM Lending, a business that makes fix & flip loans to real estate investors (and a past KREIA Platinum Sponsor). She has been with the company for 9 years.
Wendy started rehabbing and flipping 8 years ago, gaining valuable experience on the job. Wendy has rehabbed dozens of properties over the years and manages a small rental portfolio with her husband, Mike. She was introduced to mid-term rentals by a KREIA member and quickly converted her Airbnb to a mid-term rental after Covid changed the market.
Wendy is a busy wife, mother of 3 boys, and a doting grandmother. She is passionate about helping others and educating investors, with a primary focus on assisting female investors reach their real estate goals.
